Who we work with
You have owned rental property before. You know what a bad tenant costs, what a deferred roof costs, and what a management company that stops answering the phone costs. You are not looking for someone to explain what cap rate means — you are looking for someone whose numbers you can check, who is licensed to act on both sides of a transaction, and who picks up when you call.
We typically work with four types of investors:
  • Portfolio builders — you own one to five doors in Central Texas and want to add methodically without your management overhead scaling linearly with door count.
  • Out-of-state owners — you bought during the relocation wave, you no longer live here, and you need eyes, a licensed fiduciary, and a monthly statement you can hand to your CPA.
  • Value-add operators — you buy underperforming stock, renovate, re-tenant, and re-rent. You need renovation scope priced against achievable rent, not against HGTV.
  • Repositioning owners — you inherited property, you are exiting a 1031 clock, or you are converting a former primary residence into a rental and want the tax and lease structure right the first time.
 
What we do at each phase of the investment cycle
Acquisition
Before you write an offer, we build the underwriting so the deal has to survive contact with reality.
  • Line-item cash flow model — gross scheduled rent, vacancy allowance, management, maintenance reserve, capital reserve, insurance, taxes at the post-sale assessed value rather than the seller's homesteaded number, HOA, and debt service.
  • Rent evidence, not rent guesses — comparable lease rates pulled from Unlock MLS lease records and current active competition within the same submarket and product type, with days-on-market for each comp.
  • Cap rate and cash-on-cash comparison across the specific properties you are weighing, calculated the same way for each so the comparison is real.
  • DSCR check at your lender's actual terms, plus the rent level at which the deal breaks even.
  • Condition and capital risk review — roof, HVAC, foundation, sewer, and electrical age against remaining useful life, so a "cash-flowing" property is not quietly running a five-figure deferred liability.
  • Regulatory and site risk — deed restrictions, HOA leasing caps and minimum lease terms, floodplain, MUD and PID assessments, and city-specific rules that affect what you can legally do with the property.
Leasing and tenant placement
  • Market-rate pricing set from current lease comps, revisited weekly while the unit is on market.
  • Written, consistently applied screening criteria — income, credit, rental history, criminal and eviction screening — published in advance and applied identically to every applicant, which is both better business and the correct posture under federal and Texas fair housing law.
  • Texas-compliant lease preparation, including the disclosures and addenda the Texas Property Code requires.
  • Move-in condition documentation with dated photography, which is the evidence that decides security deposit disputes.
Ongoing management
  • Rent collection with direct deposit and a clear monthly owner statement.
  • 24/7 maintenance intake, with vendor coordination through long-standing local contractors and owner approval thresholds you set.
  • Biannual interior and exterior inspections with photo reports uploaded to your owner portal.
  • Lease renewal strategy — a renewal at slightly under market usually beats a vacancy plus turn cost, and we will show you that math each time rather than defaulting to an automatic increase.
  • Year-end statements and 1099 packaging your accountant can work from directly.
Portfolio review and disposition
  • Annual performance review per property: actual net yield, maintenance spend trend, tenant tenure, and equity position.
  • Hold, refinance, or sell analysis, including what a 1031 exchange timeline would require of you.
  • Listing and sale as a licensed brokerage, including the specific problem of selling a tenant-occupied property — showing access, lease assumption, tenant estoppel, and deposit transfer.
